Identifikasi Faktor Keberhasilan Proyek Rancang Bangun di Jakarta
Conventional procurement is the most widely-used system within construction industry in Indonesia. In spite of its popularity, many project owners are burdened with the complexity of this system. The condition urges project owners to find another option. Design build system is considered as the solution and becoming more popular in Indonesia, especially in Jakarta. This system manages to shift the complexity of a construction from project owners to contractors. Contractors perceive its complexity as a challenge to manage the design build system in order to be successful in its implementation. The purpose of this study is to identify success factors which of a design build system.
A questionnaire based on literature study is developed to identify the success factors. The questionnaire is distributed to seventy local contractors (respondents) which comprise of both state-owned enterprise and private-owned enterprise contractors. The questionnaire is aimed to understand the respondents’ knowledge and experience of design build system. Thirty-five out of seventy of the questionnaires were returned. All the feedback from the respondents are analysed using likert scale.
Based on the respondents’ knowledge, a good quality control management is the most significant factor that contribute to the success of design build system. The work-relationship between team members and the procurement punctuality are the second and the third most significant contributors to the system respectively. Furthermore, there is a shift in the respondents’ perspective regarding the system. Based on respondent’s experience, a good communication management between consultant and contractor is the most important contributing factor that lead to a successful implementation of design build system. The other two important factors are the regularity of meeting and the design team’s experience and knowledge.
The finding from the analysis shows that communication management is the most important and significant factor that leads to a successful design build system in Jakarta. Therefore, a thorough elaboration during the project need to be done more regularly and carefully to increase the quality of communication management between related parties.
