Analisis External yang Mempengaruhi Penjualan Real Estate di Jabodetabek


Every human being has three basic needs in their life. This basic need consists of clothes, foods, and houses. Houses is one of the most important needs because of its main function as a place for rest and shelther. As Indonesia center of economy, JABODETABEK needs a lot of houses for rest and shelter. Due to this problem, the property developer begins to build real estate, from housing to apartment. The main objective is too fulfill the needs of shelther in JABODETABEK. The property sector is influenced by various conditions and factors. Internal factor is one of them, it is a factor caused by either the developer or the contractor. The other factor is external factor, which is the factor that happen outside of the developer scope but have an impact to the developer. Behind the rapid growth of property, there are some developers that are struggling with their number of sales. This is caused by several external factors occurred in the past 5 years. These factors consist of: (1) National and International Economy; (2) Price and Location of Property and Land; (3) Taxation; (4) Tax Amnesty; and (5) Government Election. To find out the most influencing factor of real estate sales, an evaluative study of these factors is perfomed using the delphi method. This research will get the literature review of the five factors, secondary data processing results, and interview of experts in the real estate field. This data will be compared to find out the external factors that most affect the sale of real estate in JABODETABEK.

Based on the comparison of the data obtained, the external factor that affect the sales most is the exchange rate of rupiah against US Dollar. This is caused by the weakening of rupiah exchange rate, which will affect both consumer and the property developer. Another external factors that affect sales is location. The location that is close to economic center and has an easy access to public transportation will affect the amount of sales.
